One of the most difficult things about hiring a general
contractor is determining whether what you're being
charged is fair, because who's to decide what's "fair".
For me, what I care most about is that I do a good job for
you, that you're happy and we both feel like our
interaction and transaction was fair. As a result, my
pricing is very simple: you pay cost for everything,
meaning my cost, no markup, just the cost that I pay for
everything. You pay 10% for supervision, 2% for
administration, 1% for insurance and 8% for profit. Plain
and simple. You can change as many things as you want
during the course of your remodel and the same pricing
applies. So, for example, if it costs me $1,000 to demolish
your kitchen, you would pay the $1,000 cost, $100 for the
supervision, $20 for the overhead, $10 for insurance and
$80 in profit. The pricing is the same whether it's a
$10,000 job or a million dollar job. This way, you can see
what everything costs, know that you've got qualified
supervision, know that if I don't do the job right, you have
the ability to file a claim against my license with the
California State Contractors' License Board (which
means I can't do any more business without a license)
and can feel like the price you paid was fair because
everything is right out there, upfront, no mystery about it.
